Our buyers are ordinary people who just want a place to call their own. We also have buyers who are also in the land business.

Everyone has their own reasons for wanting to purchase land. The one thing our buyers all have in common is this: They want the process to be quick and easy for them. We make the buying process as easy as possible. Many properties can be sold on the same day you contact us.

Some properties will need to go through a Title Company to close and that takes a little more time. The process begins when you see our advertisements on Land and Farm or LandWatch or CraigsList or on our Website. You find the property that you want and call or email us. We will answer your questions about the property. Then, when you decide that the property is right for you, we close the deal in one of three ways.

We’ve simplified the buying process with straightforward, easy-to-read contracts. Of course, we encourage you to hire a professional if you think it’s necessary but we’ve done our best to make the process easy for anyone to understand.

Real estate agent’s fees can range from 2% to 10% of the purchase price. We eliminate the middleman, saving you even more.

Each property is unique. Some require 4 wheel drive and GPS to locate while others have “drive right up” access. Please contact us if you need any assistance with maps, coordinates, etc.

Yes, we conduct thorough due diligence on our properties and the titles are insurable by nationally recognized Title Insurance Companies.

We can typically offer financing on our properties. The minimum down payment varies on a property-by-property basis. After the down payment, the remaining balance may be financed on a term of anywhere from 1 year to 30 years, We offer easy terms, with no credit check or lengthy underwriting process and we cover ALL of the closing costs. You will have full use of the property upon completion of the paperwork and receipt of your down payment. There is no pre-payment penalty or balloon payment, so you can pay off the loan at any time.

There are three ways to buy your property


1. No Closing – Online or by Cashier’s Check

This is the fastest way to close on selling this property. After you tell us you want to buy the land we send you an invoice by email that you can pay with a credit or debit card or a cashier’s check. When the payment is received, we prepare the deed to convey the property to you and send it by Priority Mail to you. It comes with brief instructions on how to get the deed recorded at the county.

2. Meet with a Traveling Notary

In some cases we use a Traveling Notary to close the sale at your home. We send the documents to the Notary and he/she will call you to set up an appointment. The Notary arrives at your home and gives you the deed in exchange for your check. You will also receive written instructions on how to get the deed recorded at the county. Then the Notary returns the check to us.

3. Meet with a Title Company

For higher value properties and urban lots where there are more loose ends that need to be tied up, we must close in a title office. This is the slowest and most costly option for closing a land deal. In some cases, it must be done this way and we will usually state this requirement in the advertisement.

Unless otherwise stated, all of our properties are free, clear and current at the time of conveyance. Please see the tax information section in each individual listing.

No, all of our properties are sold free & clear of liens and encumbrances and the taxes are current.

Sure, if you pay for it. Signing over a deed is really easy so I have a hard time paying someone else to do something I know how to do and have done many times. Because many of our properties are priced so well, in more than a few instances the title/escrow process is more expensive than the land we’re selling.

Within a few business days of receiving the final payment for a property, we prepare a deed to transfer ownership of the property to you. We send this deed to be legally recorded in the county where the property is located, then send the recorded deed to you after the county returns it. Although our policy states we have 30 days to process the title, depending on the county, we can often have it completed within 14 business days.
